Reaching an agreement between a buyer and seller is an exciting milestone — and truly a great day for both parties. Once the terms are finalized, our team immediately guides both parties through a smooth closing process.
Initial Documents & Deposit
Shortly after an agreement is reached, we email the initial documents to both buyer and seller for electronic signature. At this stage, the buyer submits a 10% deposit to secure the contract.
We also assign a unique file number (so you can reference your purchase or sale with our team or the title company) and will provide an estimated closing date. This file number allows our team to quickly access your transaction if you call or email with questions.
Disney’s Right of First Refusal (ROFR)
Once both parties complete the initial paperwork, we submit the contract to Disney to begin the Right of First Refusal (ROFR) process.
During ROFR, Disney reviews the contract and decides whether to purchase it under the same terms. This review period typically takes about 20–30 days. As soon as Disney makes a decision, our team promptly notifies both buyer and seller.
Final Closing Documents
After the contract clears ROFR, the title company prepares and sends the final closing documents.
Sellers receive a secure link to schedule a brief online notary appointment, which usually takes just 5–10 minutes to complete. Buyers paying cash complete their documents electronically. Buyers using financing schedule a short online notary session to finalize their paperwork.
Before closing, we request an updated Points Activity Statement from the seller to confirm that no changes occurred during the ROFR period. This step protects both parties and ensures the contract remains accurate.
Funding & Official Closing
Once both parties sign all required documents and the buyer’s funds arrive at the title company, the transaction officially closes. The title company then sends a formal closing confirmation.
For sellers, proceeds are typically sent within 24–48 hours after closing. Most sellers choose a wire transfer for faster delivery, though the title company can mail a check if preferred.
When Buyers Receive Their Points
After closing, Disney completes the ownership transfer and creates the new contract number. This process usually takes about four weeks to five weeks.
Approximately two to three weeks after closing, buyers receive login credentials for their online DVC account. If you already own a DVC membership, Disney links the new contract to your existing account automatically. At first, your account may display zero points, but Disney generally loads the points within 7–10 days.
This timeline has remained consistent in recent years and reflects Disney’s current processing procedures.
