August 2026: The Timeshare Store,Inc.® DVC Market & ROFR Report

The Timeshare Store,Inc® DVC market remained active in August 2026, with 76 resale transactions representing more than 12,000 DVC points across 16 different resorts.

This month’s Disney Vacation Club ROFR report also gave us an interesting look at Disney’s Right of First Refusal activity. In our August report, we recorded zero Disney buybacks, and Disney’s ROFR decision time averaged approximately 23 days from submission to Disney’s waiver.

Let’s take a closer look at the August 2026 DVC secondary market.

August 2026: The Timeshare Store, Inc.® DVC Market by the Numbers

Here are some of the biggest numbers from August:

Overall, August was another active month for The Timeshare Store, Inc.® and DVC resales.

Saratoga Springs led all resorts in the number of contracts sold. BoardWalk Villas was second, while several other popular Walt Disney World resorts also posted solid activity.

Saratoga Springs Was August’s Most Active DVC Resort

Disney’s Saratoga Springs Resort & Spa once again generated significant resale activity.

We recorded 15 Saratoga Springs transactions during August, representing 2,375 points.

The average selling price was approximately $96.00 per point, with transactions ranging from $85 to $120 per point.

That range reminds us that looking only at an average price does not tell the whole story.

A smaller contract may command a higher price per point. Available current-year or banked points can also influence the price. In addition, buyers are willing to pay more for a particular Use Year, or a “loaded” contract versus a “stripped” package.

BoardWalk Villas Had Another Active Month

Disney’s BoardWalk Villas finished August with 12 transactions, making it the second-most active resort in our report.

BoardWalk contracts averaged approximately $124.00 per point, with prices ranging from $115 to $140 per point.

With BoardWalk’s 2042 expiration date, pricing remains strong, and demand is high. Buyers continue to place great value on the resort’s location and access to  EPCOT and Disney’s Hollywood Studios.

Grand Floridian and Polynesian Led Pricing

Among resorts with multiple transactions, the Villas at Disney’s Grand Floridian Resort & Spa averaged $168 per point.

Disney’s Polynesian Villas & Bungalows followed closely at $167.50 per point.

Bay Lake Tower averaged approximately $135.00 per point, while Beach Club Villas averaged $138.00 per point.

These resorts continue to demonstrate the premium many resale buyers place on location, transportation, and easy access to the theme parks.

Riviera Resale Activity Remained Interesting

We recorded six Riviera Resort resale transactions during August.

The average price was approximately $109 per point, with contracts ranging from $97 to $130 per point.

Riviera remains an especially interesting DVC resale resort because resale restrictions apply to points purchased on the secondary market. If you purchase a Riviera resale contract, those points can only be used to book stays at Disney’s Riviera Resort. Owners still receive the standard 11-month booking window at Riviera, but they cannot use those resale points to book other DVC resorts. The points are eligible for exchange through Interval International for vacations outside of the DVC resorts.

Despite that difference, Riviera generated the same number of transactions in our August report as Animal Kingdom, Bay Lake Tower, Beach Club and Boulder Ridge.

Old Key West Shows the Importance of Expiration Dates

August provides a great example of why buyers should look beyond the price per point when comparing Old Key West resale contracts. Unlike most DVC resorts, Old Key West contracts can have one of two expiration dates: 2042 or 2057, and that additional 15 years of ownership does have a significant impact on resale value.

In August, Old Key West contracts expiring in 2042 averaged approximately $75.00 per point, while contracts with the extended 2057 expiration averaged approximately $102.00 per point.

That’s a difference of more than $27 per point, or roughly 36%, for the longer-term contracts.

While a 2042 contract may offer a lower upfront purchase price and can be an attractive option for buyers looking for value, a 2057 contract provides an additional 15 years of ownership. For buyers planning to keep their DVC membership long-term—or potentially pass it along to family—that additional time can make the higher purchase price worthwhile.

Disney Vacation Club ROFR Report: August 2026

One of the most closely watched parts of any DVC resale transaction is Disney’s Right of First Refusal, commonly called “ROFR”.

After the buyer and seller agree to the terms of a resale contract, the agreement is then submitted to Disney for its ROFR. Disney can then “waive” its Right of First Refusal or “purchase” the contract under the same terms.

For August, our data showed:

Disney Buybacks: 0 (so far)

We did not record a Disney ROFR buyback among the transactions contained in this August report.

That does not mean Disney has stopped exercising ROFR. Disney’s activity can change at any time, and each contract is evaluated individually.

However, it does provide a snapshot of Disney’s ROFR activity during this period.

How Long Did DVC ROFR Take in August?

Among the transactions in our report,  the average decision time for August was:

23 days

Completed decisions in this data set ranged from approximately 20 to 29 days.

Buyers currently going through ROFR should still expect around that 23-day mark for a decision, although ROFR can sometimes take longer.

Also, keep in mind this average is based only on completed ROFR decisions up until the day of this report. We still have some pending contracts that are excluded, and previous results do not guarantee how quickly Disney will review a future contract.

Which DVC Resorts Sold the Most Contracts?

The five most active categories in August were:

  1. Saratoga Springs – 15 contracts
  2. BoardWalk Villas – 12 contracts
  3. Animal Kingdom Villas – 6 contracts
  4. Bay Lake Tower – 6 contracts
  5. Beach Club, Boulder Ridge and Riviera – 6 contracts each

Saratoga Springs and BoardWalk alone represented 27 of the 76 transactions in this month’s report.

That means more than one-third of the recorded August transactions came from those two resorts.

What August’s DVC Market Means for Buyers

For buyers, August’s numbers show why it is important to evaluate individual contracts rather than simply looking for a resort’s average selling price.

Most importantly, the lowest price per point is not automatically the best DVC contract for every buyer.

Finding the right combination of resort, points, Use Year, and price is usually more important than focusing on one number.

What August’s Market Means for DVC Sellers

For sellers, the August numbers demonstrate that there is still meaningful activity across a wide range of DVC properties.

Pricing your contract correctly remains one of the most important parts of a successful resale.

A property priced too high may sit on the market while competing contracts sell. On the other hand, sellers should not assume they need to dramatically discount a desirable contract simply to attract a buyer.

Contract size, available points, Use Year, and current inventory should all be considered when establishing a listing price.

The Broker’s Desk: Our Take on August

August was another healthy month for the DVC resales.

What stands out most is the diversity of activity. We recorded transactions ranging from Vero Beach at $38 per point to Grand Floridian at $177 per point.

At the same time, Saratoga Springs continued to provide buyers with a relatively affordable DVC option, while premium locations such as Grand Floridian and Polynesian remained at the upper end of the resale market.

The absence of recorded Disney buybacks is also worth watching. However, we would not recommend making a buying or selling decision based solely on predicting ROFR.

A better strategy is to negotiate the best deal for both the buyer and seller, then let the normal ROFR process take place.
