Waterways that wind through the resort, carry you past Port Orleans French Quarter and Port Orleans Riverside to Disney Springs.

When you purchase a Disney Vacation Club Membership on the Secondary market instead of directly from Disney, certain Membership Extras, AKA “Member Perks”, are not included. Here is the Breakdown:

If You Purchase a Legacy Resort – One of the original 14 Disney Vacation Club resorts, including the new Polynesian Island Tower

You can:
• Book your Home Resort (the resort you own) up to 11 months in advance, or

• Book other eligible DVC resorts up to 7 months in advance

If You Purchase a Newer “Restricted” Resort – DVC resorts built after 2019:

Currently, there are 3: The Riviera Resort, The Villas at Disneyland Hotel, or The Cabins at Fort Wilderness.

A Resale buyer:
• Can only stay at that one Home Resort (cannot be exchanged to other DVC Resorts)

•  You can book this Home Resort from 0 to 11 months in advance

These restrictions apply only to the newer DVC properties.

What Can’t Resale Buyers Do?

Resale buyers cannot book and use their points with Disney for:

• Disney Cruise Line
• Adventures by Disney
• Disney Collection exchanges
• Annual Pass Discounts
• Dining & merchandise discounts
• Moonlight Magic events

These are optional perks, not core ownership benefits – Disney can add or remove any of these Member perks at any time.

What Do Resale Buyers Still Receive?

When you purchase a DVC resale property, you still enjoy these benefits — including:

✔ The same booking process through Disney and Member Services
✔ The same deluxe villa accommodations
✔ The same 11-month Home Resort booking priority
✔ The same contract expiration date
✔ The same annual dues structure
✔ The same banking and borrowing flexibility

Plus, all the perks of staying at a Disney Deluxe Resort:

✔ Early Theme Park Entry every day
✔ Extended Evening Hours at select parks (Deluxe benefit)
✔ Complimentary Disney transportation (bus, Skyliner, monorail, boats)
✔ Complimentary standard parking at Disney theme parks, water parks, and Disney Springs
✔ Lightning Lane purchase access beginning at 7:00 AM (7 days prior to check-in for Resort guests)
✔ Immersive Deluxe Resort amenities, including themed pools, dining, and recreation

✔ And most importantly — the same unforgettable Disney vacations.

And often…

✔ $50–$100+ savings per point compared to buying direct — while staying in the exact same villas.

Buying a Disney Vacation Club resale is a straightforward and guided process. Our experienced team will walk you through each step from offer to ownership. Below is the process:

Step 1: Make an Offer

Once you find a listing that meets your family’s needs, you can either purchase it at the listed price or submit an offer. We will present your offer to the seller and negotiate on your behalf.

When both parties agree on price and terms:

  • The listing is marked Sale Pending

  • A purchase agreement is emailed to both buyer and seller

  • You review, sign, and return the agreement

  • 10% deposit is submitted (check or credit card)

Your deposit is held securely in escrow by the title company.

Step 2: Disney’s Right of First Refusal (ROFR)

Once the agreement is signed by both parties, it is submitted to Disney for Right of First Refusal (ROFR) review.

Disney typically takes 21–35 days to respond.

If Disney waives ROFR (Chooses NOT to Buyback)

  • The contract moves forward to closing

  • The package is secured for you

If Disney exercises ROFR (Buyback):

  • Disney becomes the buyer

  • You either receive a 100% refund of your deposit, or

  • You may apply the deposit toward a different DVC property

Step 3: Title & Closing Preparation

After ROFR is waived, the title company:

  • Conducts a title search

  • Orders title insurance

  • Requests an estoppel report from Disney

  • Prepares your final closing statement

The estoppel confirms key details, including annual dues, mortgage payoff, and any outstanding financial obligations

Step 4: Final Documents & Payment

When your closing documents are ready, they will be emailed to you for review and signature.

At that time, you will submit your final balance, which includes:

  • Remaining purchase price

  • Closing costs

  • Disney’s Contract Administrative Fee (CAF)

  • Current maintenance fees (if applicable)

Final payment may be made via:

  • Certified check

  • Bank check

  • Wire transfer

  • Credit card (Applies to select title companies; a 3% merchant processing fee may apply.)

Step 5: Transfer to Disney

Once closing is complete, the title company sends the ownership documents to Disney.

Disney typically takes 3–5 weeks to transfer the membership into your name.

When the transfer is complete:

  • You become the official DVC Member

  • You can call Disney Member Services to book

  • You will receive login access to the Disney Member website

And that’s it — you’re officially a Disney Vacation Club owner.

We hope this overview is helpful. If you have any questions about the process, pricing, ROFR trends, or specific listings, our team is always happy to assist.

We’re excited to help you take the next step toward creating lasting Disney memories through Disney Vacation Club ownership.
